    A written scope naming every material and detail, with alternates priced separately and warranty terms stated. Fixed price, no allowances hiding in the margins.

  3. Pre-construction plan

    Permits pulled, submittals filed, staging and access agreed, protection plan documented and a start window confirmed in writing.

  4. Installation under supervision

    Crews work to the approved specification with daily supervision, daily cleanup and a written update at the end of each week.

  5. Closeout

    Final walkthrough, punch list cleared, and a project binder: warranty documents, permit sign-off, material records and photographs of the concealed work.

What does a roof cost on a large custom home?
Tile and multi-plane estate roofs vary widely with access, pitch, deck condition and material, so we will not quote from a phone call. After the assessment you receive a fixed written price with the specification attached.
Do you carry insurance we can verify?
Yes—general liability and workers' compensation. Certificates naming you or your management company are provided on request before work begins.
Do you handle HOA and architectural review?
Yes. Submittals, color and material approvals and permit coordination are handled by your project manager as part of pre-construction.
How do you protect the property during the work?
Drives, hardscape, pool decks, landscaping and exterior finishes are protected before tear-off begins, the site is cleaned daily and swept with magnets, and nothing is left in view overnight.
Do you offer drone roof inspections?
Yes. A drone survey covers every plane, valley and penetration without walking a fragile tile or slate roof, and it produces images we can put in a report. We scope the reporting to the decision in front of you — a capital plan, a sale, an insurance claim or a long-term maintenance schedule for the building.
